The only real 0% down loans out there these days is VA (if you are an eligible veteran) and USDA.
The catch on USDA is that the home must be located in an eligible area (usually based on population) and that your household income must not exceed the program limits.
Logansport and the surrounding towns ARE eligible for USDA financing. For Cass county, the annual income limit is $74,750 for the entire household. If you have dependent children living with you, then you can deduct the cost of child care from your income in order to meet the limits. If you have others living with you such as family members, then their income must be counted towards the limits whether or not they are on the loan.
