First let me say that most homes selling for $450,000 are not assessed for that amount. Most homes in this area are assessed for less than market value and are not reassessed upon sale. A home assessed for $450k located in the Village would pay combined County & Village taxes of approximately $3415 and that would be based on the 2008 tax rates. In N.C. property taxes are not paid in advance which is the opposite of what we were used to in NY state. Most homes in this area are heated and cooled by heat pumps which are very efficient in this climate. Your utilities would basically be electric and water/sewer. Both of these bills would be dependent upon the size of your home and your personal use. Our average electric bill is $136 per month and our water/sewer bill is$38. I often have buyers who want to know the cost of utilities on a home they may be interested in purchasing. I have found most sellers are happy to provide that information to prospective buyers. Our low taxes and home owners insurance as well as reasonable utility cost are just a few of the reasons people are drawn to this area. The other of course is GOLF.

Thank you so much for your inquiry into property taxes, utilities, and HOA for a home within the Village of Pinehurst limits. Given the price point you are suggesting, I can tell you that the combined city and county taxes would be approximately $3,075 (per the 2009 rate). With regard to utilities, that is a bit more difficult to determine because each home is unique, i.e.: age of home, square footage, personal usage... Typically you are not going to have HOA fees unless you are looking at a development with an association. Most homes in the Village are single family homes.
