Good Morning,

When buying a home in NH you rtypical costs are $495 for the closing/title company that includes searching teh deed and conducting the closing. In NH there is a transfer tax in whohc the buyer pays $7.50 per thousand of the sales price and the seller pays $7.50 per thousand dollars of the sales price. If your bank or mortgage company is charging points, each point is 1% of teh mortgage amount. There are assorted fees of recoring the deed and currier fees that are usually $100. A good round number on average is closing costs are 3% of the sales price. Your loan officer should and is required to give you a good faith estimate of closing costs when you apply for your loan.

good luck with your purchase

If you are planning to take out a mortgage, and have already chosen who you would like to work with, ask them for an estimate. If you haven't found anyone yet, make some calls and ask them. You will have to pay some various bank and/or broker fees, and title fees. In addition, you will pay per diem interest, and if you are escrowing for taxes and homeowner's insurance (required on FHA or loans with PMI), and you must pay for the full first year of homeowner's insurance up front. When it comes to escrows, all lenders' systems will work out the same, but a local loan officer can tell you approximately how many months of taxes you normally need between adjustments with the seller, payment of any upcoming taxes, and what will go into escrow to start.
