I own vacation rentals so my answer will be short and simple. Renting in the summer should pose no problems. The gains are big for June- Sept. Its the other nine months that are the challenge. Some people make enough during those three months to offset the rest of the year. If you hand off your rental to a management company prepare to loose a good portion to commissions. If you can do it yourself your bottomline will increase greatly. I suggest you go to http://www.homeaway.com or http://www.vrbo.com and look at the rental incomes and fullness of rental schedules for Del Mar rental propertys and then you can get a better idea where you are at financially. Look at the propertys that are busy and see what makes them appealing.

Del Mar is a fabulous place for renting a summer home. My office is there. The first part is to see if you qualify and what loan amount would work for you and how much rent you could get in the specific area. Hi Elizabeth, Del Mar is very much a destination for people from all over the world. I currently handle rental properties for clients and can tell you what is important to be successful with keeping them rented. First off, location is important (preferably near the beach), second the condtion of the property is important, it must be upgraded, have furniture in good condition and show well, third, it's important to have an agent who specializes in the seasonal rentals, like myself. Hi Elizabeth,

Maria is correct in terms of Del Mar being a great summer rental. There are two things we would recommend:

1. Call two of the summer rental agencies for Del Mar (you can find them via Google) and ask how their season is shaping up so far. The economy will have an impact on the summer season this year.

2. If you go condo, please read this blog post regarding HOA's and lender practices today.

Del Mar is a great place for all year long rentals, especially in the summer. Del Mar hosts not only a great beach, restaurants and shops, but the County Fair and the ever popular Del Mar Races. The fair begins in early June. The races start after the fair and go thru Labor day. With our great climate, Del Mar is a year long destination.
