what are the advantages of working with the agent who represents the seller when buying a home?

There is no benefit to working with an agent that represents the seller in fact you should get an agent who will represent you the buyer that's called a buyer's agent, an agent that represents you can give you information regarding a property that a agent working for the seller can't tell you such as comparative's etc.

It's best to have your owner representation. You need an agent to negotiate on your behalf.

Tim and Karen,

There are NO advantages to working with the listing agent. He has a fiduciary responsibility to the seller. All the negative information he has about the home will not be disclosed to you as a buyer. Hi Tim & Karen: There are many disadvantages when you are working with the listing agent (the agent who represents the seller). That agent has a signed contract with the seller & owes the seller full fiduciary responsibilities including trying to get the most money they can for the seller. They won't necessarily be honest with you about the house's flaws. And the listing agent will be able to earn a double commission (in other words-you won't save any money by going directly). You should have your own representation. You'll want to make sure you're getting the best price & also finding the best deal in your segment. Hi, There are none. The sellers agent represents the sellers best interest all of the time. You may find an agent that seems like they will have both parties best interest in mind but if they do everything by the law, there is no way to properly represent to opposing parties and have their best interest in mind. Anything you say to a sellers agent can and will be used against you in a negotiation. Some may think the advantage to working with the sellers agent is they know what the seller wants for the property. This may be true but the agents job is to get the seller the most amount of money possible for the property. I am an Accredited Buyer Representative and have taken many extra classes geared towards proper buyer representation.

The advantage to you as a home buyer would be number one you don't have to pay the broker. Secondly the broker will be honest with you as welll as the seller. They will guide you, and be with you from the time you view your first property till the closing. When they say sellers broker it generally just means that the seller is paying them and they owe everything to the seller for that reason. there are no advantages and lots of disadvantages. Most important, the seller's agent is representing and has a duty to the seller to get the highest price and best deal.

Do yourselves a big favor, Tim & Karen, find a Realtor you like and trust and have that person represent your interests.
