Sales would really pick up if sellers would come to terms with reality. I have several frustrated buyers right now. The only one's moving are the short sale listings, the REO's and the sellers who bought more than 3 or 4 years ago.
Prices are headed down still. Buy ahead of the market a bit and as long as you plan on being there for several years you'll be fine.
