Tony, Both Buyer and Seller in Flora Beach, Melbourne...

well im not sure what is my full buget is i think up to 1m

well im looking for big enough around 600k and have tons of space and modern and with alot of lighting and up too 2000 and up sqf. close to the beach but storng areas that would be safe from the hurcanies sessions.

That's an $18,000 Pay Day for any one of thousands of Buyer's Agents you choose to work with!

$600,000 x 6% means that $36,000 of Forfeited Equity goes to the listing and buyer agent

Listing Agent gets 3% = $18,000 (can't do much about this)

BUYER'S AGENT gets 3% = $18,000 (can share in this)

I work with realtor partners who I refer Pre Approved buyers to that are either Real Estate Brokers or Agents who don't have to split the $18,000, basically they don't have to split the pie, but are willing to for my referrals.

Tony, I would suggest to you to contact a serious and professional realtor. I am pretty sure you have a very good idea, of what you need. You need to be guided, and most importantly you need to see what the reality is; for which I can't stresst enough the importance of working with a profesional realtor, someone who can understand your troubles and limitations. I am pretty sure, you have no intention of playing or wasting your time.
On another note, you must also consider that fact,that wether or not you would be needing financing or not. If you are purchasing using cash, you should be fne; but if you are going to use a loan, then you need to work this out, with a profesional mortgage lender, as well.
I wish you the best in your search; and keep eyes open, you need to work with a profesional who does not laugh at your needs!

Questions like:

Well, 1m or 600k, tons of space or 2000sq ft., beach but safe from hurricanes ( yes, in s. florida)...

And then how can you beat the responses like:
Yep, easy. I have just the property.

You do? How? The requirements either cover 75% of inventory or simply don't exist...

If someone tells you that a home is safe from hurricanes in Florida, go the other way they are just trying to make a sale. There are codes in place to make properties withstand winds a little better and some that would claim to be hurricane proof, but within the hurricanes come the tornadoes the only thing that can be done for those is a tornado shelter. If you want to live in Florida hurricanes are just something you put up with.
