we recently pre qualified they said my score is 680 wife score is 580 can anyone help we need to raise score so we can purchase another home

The other advice here about looking for errors in your credit report, etc., are good.

However: You wife earned her credit score of 580. I don't know what she did or didn't do but--unless there are errors in the credit report--she's the responsible party. If she wants a higher credit score (beyond correcting any errors, and so on), she has to earn it. Just as you did. Pay the bills on time. Don't let credit balances get too high. That sort of thing.

You did it. Other people do it. She can do it.

Did you receive a copy of the credit reports? You should have three for you and three for your wife. If so did you see any errors in the reports? Erroneous information can be a major contributing factor to low credit scores and can be fixed. Legitimate recent items can not. There are a number of factors that can contribute to a credit score and no one can promise that they can raise your score with out knowing what is on the report. With the right help you can correct errors and take steps to improve your score going forward. Lenders are looking for a 620 score for FHA financing. While there are programs that provide for lower scores they often carry additional requirements which make them difficult for the very people they are supposed to help. I can not promise that we can raise your score overnight, But I will be happy to treat you honestly and to work with you today or if needs be 6 months from now to achieve your goals. Good morning bbaldevarona,

We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500's. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here's some simple advice for you.

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website.

Beware of anyone offering to "repair" your credit! The Federal Trade Commission issued a stern warning last year that such offers are scams. Find more from the FTC HERE.

The best way to buy a home is to have a decent credit history combined with sufficient Income and Assets for a home purchase.

The best way to have a decent credit history is to settle negative outstanding obligations and pay all your bills on time for at least two years.

You are in luck! You don't have to go to Dallas, or even Grapevine. I live and work right here in the Keller area, and have been selling houses around here for 33 years. That's right. I used to work for a company that did credit repair. I got all the training and kept the knowledge when they went out of business. Your scores are not that bad, and you SURE don't want to pay anyone to bring them up. I also work with a Keller-based loan officer who has the software to "hypothetically re-score" a credit report before you take any action, such as paying off old bills. There is never any reason to pay old debts unless it is going to improve your score so you can get approved for a loan!
