I love this stuff. Seems like Pearl is trying to buy without the help of a Buyer's Broker. It's probably just as well. Buyers think sellers will drop their pants for any offer. The seller's Broker works for their client and not you but they are required by law to submit any and all offers. Of course an experienced Broker is going to require that you submit the offer with a letter of pre-qualification, proof of income, assets and credit history w/FICO score. Any offer received without this would probably result in the broker putting forth the offer with the recommendation that it is subject to review of such documents. You're out there in the world by yourself but you are entitled to representation. You should get some.

Tell the broker that it is his job to present all offers, so tell him to take your offer to the seller and get the response. Worst that they can do is say no, they will probably counter, but don't listen to BS from the agent. His job is to get 1million for a piece of crap worth $1, so basically ignore him until you hear a decent counteroffer.

You have an offer based on what you believe are valid comps. Is "the RE agent" representing you or the seller? Is the seller rejecting your offer, or making a counter offer? It sounds like you have no representation here - please find yourself a buyer agent to help you negotiate!

Our offer was based on info i got for sales in the building from ACRIS website; the broker said her asking price was based on a sale from a year ago in the building-i couldn;t find any support. my question is bascically should i push the issue and ask to see her info?
