flood insurance. can someone tell me what the average cost of a single family home - purchase price $300k for insurance would be on fort myers beach? also, is it difficult to get insured?

Hi Darcie, Your timing is perfect ! As you know this is a classic buyers' market with plenty of excellent inventory, historically low financing and sellers who appreciate a well qualified buyer !
Getting insurance coverage is not difficult. Let me try to be as specific as possible on the cost. Insurance coverage includes wind damage, home owners coverage and flood coverage. The exact rate will depend on factors including square footage, elevated ( stilts ), type of roof ( metal is best ), frame vs block construction, used as rental or for your use only, etc. Lets assume you buy a frame home, approx 1200 s.f., raised on stilts: The approximate cost would be $3200 - 3500 annually. Also, you might qualify for a reduction based on having a " wind mitigation " survey. The survey determines which cost reductions are available to you based on an inspection of your property by a certified mitigation inspector.

Darcie:Welcome to Fort Myers Beach! Its not difficult to get Flood insurance but it would be through a goverment insurance sponsored insurance like my own home in Fort Myers Beach. Flood insurance cost can vary from $1000 to $2000 depending on age, structure, if on pillings/stilts or not, and location itself on the island.
