Other than Sun City Grand, I have not found any other community that has offered a potential buyer to include a casita when it was built. There are many homes in Sun City Grand with a casita since it can be used as a hobby room, guest room or perhaps an office and many people had the foresight to add one on to their property.
It takes a special lot size due to the size of the casita and its setbacks. When I had my Sun City Grand home built, my casita cots $22,000. Presently, it costs about $50,000 to add a casita.
There seem to be more casitas in the age restricted communities. Let me know if I can be of any help!
Donna - I'm not getting how a home in Escondido, CA is of any help to the questioner looking to buy in Surprise, Arizona.
Consuelo - Your best bet would be to work with an agent who understands how to set up customized searches in the Multiple Listing Service. Casitas can be mentioned in listings several different ways and are buried kind of deep and most sites available to you won't allow for that specific a search.
That said, there aren't a whole lot of homes available with casitas, but they are out there. We have a client closing on a home with a casita next week and we had to look hard to find them.
A quick MLS search show eight homes in Surprise available with a casita/guest house. They range from $235K to $1.2M.
You may also want to think about a home with a large enough lot to build a casita. But be *very* careful up front and make SURE that the Home Owners Association will allow that.

The market in Arizona is moving very quickly. We are experiencing a bigger boom in sales than 2004 and 2005 (peak of the market)
