Roen, Home Buyer in 35611

we are first time homebuyers...would it be wise to get a realtor who is the owner of the house we like to buy?

You want to be represented by a Buyers Agent who can represent your best interest in a real estate transaction. This means that your agent can run comparable solds to see if the value is there for the property and can also make recommendation as to what price and terms to put in your offer. If you worked with the listing agent or seller/agent he or she represents the seller and only owes fiduciary responsibility as well as confidentiality to the seller.Usually the seller pays the real estate fees for the listing and selling agents so it should not cost you any more money however in the longrun the buyers agent will negotiate you the best offer. Rule of thumb purchasing real estate:

Never purchase direct from any of following:
bank, builder, for sale by owner, listing agent have your own buyers agent who represents you

I answer sooooooooooooo many questions across the country requesting assistance when a deal has gone south to late for a Realtor or attorney become involved you lost $1000's in esrow money.

Would you use your wife's attorney if you were getting a divorce? A realtor protects you in a legal contract situation.

There's pros and cons to doing that. I would talk about them a little, but any negatives I would say about it would seem self-serving since I work in Athens. Maybe one of these out of area guys will give you some insight.
