Obviously a three bedroom is going to appeal to many as there's room for a nursery and office or guest room and office where a two bedroom is somewhat limited in size. The two locations are very similar from a value standpoint - schools, demographics, commute. One consideration is that Klahanie is a nice sized planned community with amenties like parks and trails and its own elementary school and shopping within walking distance.
Sammamish Pointe is a nice development. If you have any future consideration of retaining the town home property for investment, I would go with the three bedroom.

If a large part of your consideration is commute time durring rush hour, Sammamish Pointe is probably 10-15 minutes quicker to I-90 at exit 15, you could also use Newport way to avoid the slowdown from 900 to the East Lake Sammamish exit. Sammamish point has a tendency to be a little noisier, proximity to I-90. Klahanie has always been a very good resale area, and I don't think that will change . Klahanie also has many extras that Sammamish point does not. Parks, , walking trails, etc. Everything else being equal, here's 1 vote for Klahanie.
