i am co owner of lot of land with family putting it on the market. do i have to wait for that sale before i start looking to buy a home

No you don't have to wait. There are many options available to borrowers who want to purchase a home with little or no down payment. Although you must fit certain criteria.. ...I would be happy to discuss these options with you. Contact me at your leisure.

FIRST ANSWER

No you don't have to wait.

If you come across a property you want to buy, make your offer subject to the sale of this piece of land. Not all sellers will go for this but some will. They will also want to know that the piece of land your selling is marketable and priced right before they enter into a contract.

Usually the buying process takes 2-6 months anyways. At the very least get set up with a Real Estate Agent who can send you new properties daily, do your drive bys and acclimate yourself to the real estate market.
