I am interested to buy an investment property in UWS, preferably in riverside drive, west end ave or central park west. I am looking for one bedroom with price upto $600K. As this is an investment property, I have to have the flexibility to rent out this apartment. Because of this, I presume the property that I can select to invest is only limited to condos. I only need finance from 70% to 50%. Appreciate any advice.
You're in a very good position to buy, and you're right, if you want this to be a year round rental property it must be a condo. You are correct that as an investment property it would need to be a condo. Most of the inventory in the location you are asking about are co-ops, however, there are some condos that fit the bill. In order to finance them they have to be at least 70% sold, and there is a threshhold for % of owner occupied vs. rented out units. You would not want to waste your time looking at those that don't fit the bill. I have just been through this with a couple looking for exactly the same thing. I'd be happy to help you, as I know which ones we've had to rule out.
