trying 2 find home in SW/SOUTH/SE WV that will qualify for FHA loan $60,000 or under. Everyone says there are none. REALLY???

Depending on where in Southern wv you are referring too. I know homes for sale in Huntington Wv can be bought at 60k and finding one that is compliant with FHA isn't too challenging. You just have to stay away from foreclosures or short sales due to the timely process of the transaction and most the time, the repairs that will be needed on the house before the bank would loan on it. Basically, the house needs to be move In ready. You might want to try USDA too If you are looking to live outside of city limits. It too is stringent on the condition of home but it's also zero down. That is a tough price range to find something that will go FHA. FHA appraisal guidelines are very intense and to find a home that is FHA approved isn't impossible but will take you forming relationship with a REALTOR than can let you know as soon as a home comes on the market. With any home purchase, working with one REALTOR instead of multiple agents will get you the best service.

If by "everyone" you mean perhaps 3 or 4 local Realtors, then there most likely are none.

If you mean friends, family, or co-workers, they wouldn't know. In that case, talk to a Realtor.
