New construction prices are jumped higher because of investor demand. do your research around and see what is the best deal for money. I worked with most of builders in the area. you can visit my website and find out ways to save money on buying a new construction home.

I just worked with a buyer who bought a new construction condo in Goose Creek. Be happy to share my and his experience with the entire process from start to finish (and the month after he settled on the condo) with you. My cell is 703.582.6900.

I would recommend opening your search up to resale options. In both Brambleton and Lansdowne similar models go between $280,000 - $300,000 with slightly more square footage. While HOA/condo fees are higher than in Goose Greek, both include basic cable/internet - so the difference is not as much as it appears.

Builder prices have increased significantly given the low inventory on the resale market. In July of last year I helped a buyer purchase a Lafayette over in Goose Creek for $279,990!

In regards to Goose Creek: Commute to Reston is fairly easy as Joe said below, Stone Bridge school district, connected to shopping center and while I always recommend a buyer use an agent when purchasing new construction - Pulte and their sales representatives have been top notch every time we've worked together.

Feel free to call/email with any additional questions - happy to help!

Good morning!

For additional appreciation potential, you should also consider communities such as Morley Corner and Dulles Parkway Center as they're closer to the Toll Road (267) and planned Silver Line Metro sites. The models are very similar to what Goose Creek offers.

Price increases are taking effect as demand builds and interest rates rise:

Morley Corner - base prices start at $314,990 for the smaller (1642sf), first level unit and $344,990 for the larger (2640sf) unit on the top

Dulles Parkway Center - base prices start at $319,990 for the smaller (1596sf) and $359,990 (2600sf) for the larger unit

Please feel free to reach out if I can be of additional assistance to help you make the right home choice - and assist with negotiation and the contract to close process with a builder.

Remember the builder's rep represents the seller (the builder) and will have *their* best interests in mind.

Kind regards,
Lisa

Your commute should be relatively easy. It would depend on what time of day and whether you opt to take the Greenway or not. It's about a 12 minute commute to the Reston Town Center with no traffic and using the Greenway. If you don't use the Greenway, it will add an additional 5-7 minutes to your commute.
