Builder prices have increased significantly given the low inventory on the resale market. In July of last year I helped a buyer purchase a Lafayette over in Goose Creek for $279,990!
In regards to Goose Creek: Commute to Reston is fairly easy as Joe said below, Stone Bridge school district, connected to shopping center and while I always recommend a buyer use an agent when purchasing new construction - Pulte and their sales representatives have been top notch every time we've worked together.

For additional appreciation potential, you should also consider communities such as Morley Corner and Dulles Parkway Center as they're closer to the Toll Road (267) and planned Silver Line Metro sites. The models are very similar to what Goose Creek offers.
Price increases are taking effect as demand builds and interest rates rise:
Morley Corner - base prices start at $314,990 for the smaller (1642sf), first level unit and $344,990 for the larger (2640sf) unit on the top
Dulles Parkway Center - base prices start at $319,990 for the smaller (1596sf) and $359,990 (2600sf) for the larger unit
