thinking about buying in the bywater--wondering about flooding, crime and whether the area is on the move up.

If you live in NOLA, you need to carry flood insurance. Bywater certainly does flood and parts of it did with Katrina [upper and lower], but even an event like a sudden heavy tropical storm can overwhelm the pumps and cause problems. Once water gets into the drywall, it has to be replaced. So, if you want an honest opinion, get flood.

Also, crime is an issue in Bywater and the Marigny because most of the adjoining neighborhoods are rough. It's not a place I'd walk around in at night. However, the neighborhood watch and the community in general are close, so you would have the advantage of good neighbors being very proactive about security and improvements.

I live in the bywater and was not required to get flood insurance. That says a lot about the area and its flooding possibilities. We just do not flood. Even still, it is smart to get insurance. Crime is minimal; but, it is New Orleans. There are allot of homes for sale in my neighborhood and we always welcome new comers.

This area does not generally flood and did not flood for Katrina.
This area has held steady for the past 10 years.
Email me more details on your budget...that can really focus on the price direction relative to what type properties in what price range .
