should we change it back into a garage, it is lovely but don't want to pay double for the permits as was told from a call we made to the permits with city.

Laura: I've also never had a problem with a home that has had the garage converted into another room. If the extra living space fits your needs then leave it the way it is. If you want the garage space then the walls can usually be taken down fairly easily and converted back into garage space. The problems usually come when owners add on to the home and do plumbing & electrical work that don't get permitted. I do agree that the best place to get the answer for this particular home is to check with the city.

Laura,

The best place to get your answer would be with the city but in MY experience I have never run into anyone having a problem with the garage being changed into a bedroom with a stick built home. Mobile homes...different story as I have seen people run into problems with this when they tried to purchase or sell the home and there were no permits. Permits are not ALWAYS needed. It depends on what exactly was done to the structure of the house. What was added, deleted etc.
