should we convert out 3 small bedroom ranch to a bigger 2 bedroom ranch?

Only if you can re-convert it when it is time to sell.
Losing a bedroom is usually not a plus.

There are a lot of things to consider. How long do you intend to stay in your house? How much is the existing situation bothering you? Is your change reverse-able? Can you remove a wall to make 2 bedrooms one big bedroom and then (at least in theory) replace that wall if you decide to sell as a 3-bedroom? Will you assessment go down, and therefore you taxes, if you have 2 bedrooms instead of 3? (I did exactly what you are talking about -- took a ranch from 3 to 2 bedrooms -- and my taxes were reduced. Generally realtors would say that more bedrooms are better but ranches, especially slab ranches, tend to be starter homes for couples or downsizing homes for older folks. They are not as enamored with extra bedrooms.

You should make the way you want to, but remember you can only be in one room at once. How big do you need the rooms to be? If you don't care about resale or simply don't plan on moveing for long time do what makes you happy.
Most people say they need at least three beds and the buyer won't even get matches sent to them with less.

Depends on many factors

Do you need 3 bedroom?

Does the structure allow for the change without a huge cost?

How does the market view 2 bedroom properties vs 3 bedroom ones?

In the last 12 months in Hudson (if that is the market you are considering) there is one 2 bedroom on the market at 159000 which does have an accepted offer on it. 4 properties have sold between 187,000 and 239,000 average sales price 215000 and average days on market 75

There are 8 3 bedroom properties on the market between 214000 and 319000 There have been 14 that have sold between 196000 and 320000 average price of 246000 average days on market 182

So based on this information it appears that there are less 2 bedroom homes but they sell faster but at 30000 dollars less.

So if you bought your home for closer to what one would pay for a 2 bed room home and you would like larger bed rooms then you have your answer.

looking to the future and eventually selling your home, for resale purposes a 3 bedroom home is more desirable than a 2 bedroom home. having said this, if resale is not a consideration and changing the floor plan to 2 bedroom with 1 being larger makes for better living for your family, than that's a different story.
