Central New York has many good buys in investment real estate. The city of Utica is one of the primary refugee centers for the country, and as such, there are many people newly arrived in this country who are choosing to continue to live here. There is a steady supply of tenants. Owners who can provide good management will find a modest investment can receive a good return on investment and time.
If demographics show that the population is deceasing, I would suggest to consider another area. Demand will wane in that area and prices naturally will drop unless there are other factors to consider. There are many areas that will grow in the next decade. Those are much better bets for you to take. I would also look at areas that are geographically restricted which also have predicted growth. Returns there will be best.
