Find out who now owns the note - do your homework with the assistance of your buyers agent to get an idea of how long the process will take now that you are dealing with someone new. That will give you an excellent idea of how to proceed as far as hanging in there or seaching for another property.
Most mortgages are "serviced" by a company like Bank of America, Wells Fargo, JPMorgan/Chase, etc. but the actual "investor" on the mortgage is not the same as the "servicer".
Ask your Realtor to ask the listing Realtor who the investor is that actually owns the mortgage. Also it's important to know if there is a 2nd mortgage and an HOA/Condo lien or foreclosure action. Also sometimes unpaid water bills become liens that must be paid before it can close.
You can also do your own title search by first finding the owner's name from your county property appraiser's website by address. Then go to the county clerk's website and do a search by the owner's name for public records. It may or may not show the mortgage was sold to another entity. It should show HOA/Condo and water liens and code enforcement liens.
Actually the easiest way for you to get an update is to contact the title company doing the closing and ask them about the title search and when it was last done. Since it has been several months, they should do a new title search.
Good luck and in the meantime don't miss other "true" bargains, bank owned REOs.
