Your name probably says it all. The tighter you grab, the more that slips through your fingers.
You did a small portion of the work.(By the way, if you used an MLS to find this house, you already used a Realtor's help to find the home) Now you want a Realtor to sign some papers (making them legally responsible for whatever you may have done or not done right) and then you believe that a check magically makes it to their hands and yours?
You can't see the forest for the trees, and have a complete disrespect for Realtors.

Buyer rebates are legal in New York, and it appears that that's what you're seeking. Look for a company in your area that offers them, and ask- there is nothing illegal about a transaction done this way as long as it appears on the HUD1 and is disclosed to all parties (seller, lender). Just make certain that you're dealing with a REBATE, and not a kickback. If it's not documented, it's not legal- your lender can provide details- and your lawyer must be consulted before you proceed.
Hiring a qualified real estate attorney is your best option.

Why would someone work for you when you have no respect for them? It is not legal to "split" a commission with a buyer or seller. That is a kick back. Good luck in your search for an agent that will take you up on this.
So you think that once the paperwork (do you mean the contract for sale?) is signed, a Realtor's job is done? What about inspections, attorney review, renegotiating inspection issues? Are you getting a mortgage, then your agent will assist in making sure your commitment comes through and on time. Your agent's job is just beginning once "the paperwork" is signed. Finding the property is the easy part. Getting the deal to close is the hard part.
And, looking for an agent this way will not necessarily bring you the best representation. Get some referrals from friends and family and find an experienced agent.
