sellers accepted and signed a sales aggreement on 7/1. contract was sign by me on 7/3 but not the seller. today 7/8 they delcined the offer and signed another agreement withone else. is this possible?
If there exists a contract with the seller's signature and your signature, then you have an enforceable contract.
If you signed but the seller did not sign, then you do not have a contract.
Your question is confusing. You say "sellers accepted and signed a sales aggreement on 7/1. contract was sign by me on 7/3 but not the seller." If they signed on July 1 and you signed on July 3, then you have a contract. The seller wouldn't have to sign on July 3, if the seller already signed on July 1.
However: If you made a counter-offer and the seller did not sign, then there's no contract. Both of you have to sign the same contract, agreeing to the same terms.

This should have been answered by your real estate agent and also your lawyer . Since , in most cases , real estate agents are NOT licensed attorneys any sales agreement is not a contract . I tell my buyers and sellers that it is like a notation in writing to the attorneys of what we have agreed on verbally .The sellers attorney then draws up the contract usually after consultation with the buyers attorney .A contract is not valid until it is signed by both buyer and seller . So even if you have a sales agreement and the contract is exactly the same and you thought you had a deal , the law allows the seller to accept another offer .
Speak to your attorney and ask to find out what happened-- it is possible that the seller received a higher offer and decided to go for the other--you don't have a contract until it is signed by both buyer and seller--so yes it can happen--did you have a Realtor and if so what is he/she telling you--if you don't have a Realtor now is the time to interview and choose.

Monton,
Your question is a little bit confusing, although, if I understand right, the seller never signed your offer? If he/she didn't sign it, you don't have a contract.
Talk to your agent and ask for a detailed explanation of facts.
