Well, I just got back from working with a buyer, and see that you have been getting lots of answers to your question thrown out there tonight. ...Some of them are better than others.
If you are not from this area, then you probably don't have any idea "where" you would want to start purchasing houses. But if you have some cash to invest, I can guarantee that you will make money in the North Texas market. Prices are going UP, and I just closed a deal last week for 3.25% interest! This kind of environment is attracting lots of buyers.
Since I have over 32 years of experience selling homes right here in Tarrant County (and surounding Metroplex), I can give you some guidance about the most desireable areas to invest your funds in. Obviously, Location is paramount when it comes to Real Estate. One of the key factors is the perception that everyone has of the school district, and this has a large effect on re-sale value around here. Another thing is the proximity to the DFW airport. Many people want to be close in order to commute easier, or just because it is the center of our hub. Being inbetween Dallas and Fort Worth has some value, and that's why we call it the "Mid-Cities."
There are about a dozen suburbs that make up the Northeast Tarrant County area, and they are rated very highly on most buyer's desireability scale. Even though some people may say there are other nice areas to live in, you are looking for maximum return on your investment dollar, and therefore you want to purchase houses in those areas that will re-sell the quickest, and for the best prices. You also may be thinking of holding properties for long enough to need a tenant in them. Once again, it is easier to lease a house at top dollar if it is located in the most desireable areas with the most desireable schools for the children in the family.

I've been living here for almost 35 years, and would have moved a long time ago if the Real Estate market had not been so good. I specialize in residential properties that are good for first time homebuyers, and that is what every investor I have worked with has wanted for his or her portfolio. The average price range in this area for a nice, brick 3-2-2 is around $155,000 to $175,000. I've recently sold some excellent rental properties for under $120,000, and you can get a nice house in nice neighborhood for that amount.
