Perhaps from the auctions, though you are buying blindly, unless you only focus on auctions and have a team of 10+ people reviewing the properties the night before, bulk is bs...
BULK DISCOUNTS DON'T EXIST, unless you are in some special elite group, which, if you are, you're not posting it or disclosing it here on Trulia; you are reselling it to make a profit and not disclosing your source.
If someone tells you that they can get you bulk or wholesale at significant discounts... well, if it sounds too good to be true, it probably is. It's like getting an e-mail that says you won 1 million dollars, in South Africa.
REOs are listed on and go through the MLS "system". To step outside of the "system" in place with the banks on foreclosed properties is a waste of time, effort, and money.
15% of the MLS is now REOs. Yes the REO inventory has dimished.
My advise would be to loyal yourself to a smart, reputable, and seasoned agent whom can help you persist with offers on foreclosed properties. These properties are very competitive with bidding wars.
