That's a really great question. All real estate is local and the best way to answer your question is with the current sales data.

Here are the average numbers for homes sold after February 2, 2009 in the M Streets and Greenland Hills area:

2 Bedroom Homes
39 Sold
94 Days on the market
1,462 Square feet
$264,185 Average price
$180.43 Per square foot
1936 Average build date

3 Bedroom Homes
90 Sold
94 Days on the market (It's not a mistake, it's exactly the same)
2,058 Square Feet
$346,399 Average Price
$170.39 Per square foot
1947 Average build date

3 bedrooms always sell better and for more than 2 bedrooms because there is a larger buyer base for that distribution of space within a home. An increasing number of people are working from home which also can take a bedroom away tobe used as an office.
That said, the overall market in the M streets has remained very consistent even though other areas have dipped somewhat. There are other variables besides the 2 bedrooms.....what is the overall square footage are there other rooms like a sunroom/den/shop etc that could be used for office space or a guest room?? If you have specific issues or questions, I would be happy to assist you.

Not necessarily. It all depends. Location is still the most important factor. A really great 2 bedroom house in a great location with a great floorplan and everything you want and maybe 2 living areas should not be overlooked.

Depends on the house and a lot of different factors, so it is very hard to compare one home to another. First rule of real estate is location, location, location. M-Streets have it. There are an abundance of 2-bedroom homes in Dallas. As you get out into the suburbs and away from Dallas Proper, 3-bedrooms becomes the norm and a 2-bedroom isn't always the best investment. Notice I said 'isn't always'. I know of some gorgeous 2-bedroom homes in Addison. There is no hard and set rule regarding the number of bedrooms.

At times a 2 bedroom great opportunity you can possibly add on home. Many factors come into play determine your best interest M streets great location for Dallas area.

Potential based on sq. ft and etc. another room can be converted into a bedroom little expense.

Not suicide.....depends on many factors....price is #1... there are lots of 2 bedrooms in the area. I would normally prefer 3 if at all possible. Any opportunity for 3...like converting attic?...adding apt to garage...?
