purchased a town house in florida, contract said frig, washer and dryer not included in sale, these items were still in unit after closing, mine?

If you are in possession of the keys and are indeed closed with the title recorded, and no mention of it was made at the closing; yes, I would say they are yours.

Typically, once you close, any and all personal items left behind become the property of the new owner.

The contract for purchase and sale of property in Florida has a section that addresses "conveyance". Take a look at your contract. Does it say that these items ARE NOT conveying with the property?

If so, then they are not conveying with the property.

If the sale and purchase contract says that they are included in the sale, then they ARE Conveying with the property.

Hi Jeanette,

Everything in the house when you take possession belongs to you. Doesn't matter if it's a brand new stainless steel fridge or a pile of garbage it's all yours. Good luck with your new home.

First of all congratulations! Second, assuming your contract gave you possession of the home at the time of closing, anything in the house should be yours now. I would contact your agent just in case, and see if he/she will contact the listing agent to try to get it sorted out just to be sure.

Congratulations on your purchase! I am a Broker in NC and my advice to you is contact your agent/broker that was representing you for the proper way to approach this. We use attorney's to close here in NC and if my buyer was in your shoes I would contact him for legal adivce. Good luck ...
