As the other two have mentioned and are quite correct, with you being prior military you should be able to get a VA home loan and if you are a first time home buyer you would still be able to get the $8000 tax credit, but that ends at the end of this year.

Being prior military myself I can tell you there are a few programs out there that Cater to Military personel. The biggest is your VA loan which last time I checked you could still do 0 down. Franklin is a nice area and great possibilites for home pruchase. If you are a 1st time home buyer, then you can be eligible for up to $8000 tax credit, VA loans offer "no money down" ...rates are good right now.
