please can any one give current prices for pumptown townhouses with 2bd, 2 bath.what should we offer?

I almost forgot, if you meant Woodbrook Corners (which are NOT condos or townhomes) there have been 4 closings in 2009 of 2 bedroom homes. One in January, two in February and one in May. But since there is only one active house one the market, and one in attorney review in Woodbrook as of today, and both are 2 bedrooms but 1 bath, I still feel safe assuming you meant Pumptown Corners. (which is NOT part of Woodbrook)

As I said in my previous post, the only closings in Pumptown Corners in 2009 have been for rentals, no sales. The most recent SALE was in September 2008 so there are no "recent sales" in the last 6 month period. Your Real Estate Agent should be able to give you the proper advise based on the history of the sales in the development, and some adjusted comparisons of other 2 bedroom townhomes in the area.

The best way I would do is, to check the last 6 months sales price in that community , compare the property with the sold houses w.r.t upgrades, differences etc.. add or deduct from the average sold price to come up with an best offer.

Woodbrook Corners is a single family home development, with ranch homes and two story homes. However in Woodbrook, some of the houses are attached on one side, while the larger homes are fully detached.

INSIDE Woodbrook is the Townhome development of Pumptown Corners, (all addresses on Pheasant Run)which ARE townhomes.

A bit further up Park Ave is the townhome development of Park Gate. Three distinct and separate developments. Which development are you speaking of ?

That being said, I am assuming it's Pumptown Corners since mentioned it's a townhouse in your question. If that is the case, there are not, and have not been, many on the market or sold in recent months, so the comps are hard to come by.

There were a few 2 bedrooms 2 bath units sold recently in Park Gate which can sort of be used as a guideline, BUT Park Gate has amenities that Pumptown does not (pool, tennis, gated entry) and most of the 2 bedrooms are ranch or one level units, so their sales prices can be used as a guideline too.

The best advise is if you are working with a Real Estate agent, let him/her do the comps for you based on the information available to help you make the proper decision. Thats part of their job.
