I would consider saving up for a while longer. 10k isn't going to help much after closing costs, taxes and insurance. Depending on purchase price and loan org charges you may not have anything left.

Contact a mortgage broker in the area first to see what you qualify for within your budget, and monthly outage in bills, and the types of loans you can get, are you buying your first home...? Buying can be any where from 30 - 90 days depends on the amount your borrowing...

A few months ago my husband and I sold our home in Colorado and it was a bit difficult getting the HOA documents needed for our buyer. A family friend referred us to http://www.associationonline.com. They were a huge help in making sure we had all the right documents and the information met the state disclosure requirements. I was able to get the whole package together easily by the contract deadline. I don’t think the process could get much easier than the software and service provided by Association Online. You should visit their website or call (970)-226-1324. They’re a great help for homeowners nationwide.

Having a down payment available is a good start, however, that is only one small piece of the puzzle that is comprised of many pieces resulting in a home purchase. ---------
------ I would suggest calling a Pompano Beach FL REALTOR to discuss your situation. The REALTOR will know which lenders have a proven track record of delivering results on time, under budget and without the hysteria for the property most appropriate for you. THE LENDER YOU GET STUCK WITH WILL HAVE A MAJOR INFLUENCE ON THE OUTCOME. Don't walk into that mess without guidance. -------- Be aware, if the folks you are chatting with make any reference to Bank of America, Wells Fargo or Chase as lender resources....you are in the WRONG place.-----------If calling a REALTOR makes you uncomfortable (and that is where you should start) a good second choice is directly contacting a local lender who has a 'A" or "B" grade. Go to http://www.BankingGreades.com and choose the 'A" or "B" lender you prefer.

Hello Marjory,

The first step is to get pre-approved for a mortgage so you know what you can afford, then you can go shopping. I'd call Michal Bander at Guaranteed Rate 954-684-9227. He can help you over the phone.
