Hi Vanessa,

Realtor Lisa Reeve's explanation is very thorough.

In Odessa and Lutz there are quite a few areas without a mandatory Homeowners Association. I'm not familiar with Bradenton.

Normally when you search for a home it will indicate if there is an HOA and the cost.

Unfortunately, all homes have deed restrictions. These are at the government level and are determined by zoning, land-use and other factors. If you are talking about Homeowners Associations, unfortunately the only way to determine this is from the listing information showing no HOA or HOA fees. If you are talking about Community Development Districts, then you would see these as part of the taxes and usually add a few thousand to a tax bill. This information is also part of the listing information. If you would like to receive listings with no HOA or CDD's a realtor would be able to set this up for you.
