That is strange. I would like to know how many times you have been denied a sellers assist.
Most of the agreements I write have sellers assists in them. It is something that the majority of people need these days to be honest with you. It could be the way your realtor is selling it. If you absolutely need the sellers assist and you are being denied it by the seller there could legitimately be a few reasons.
1. The Seller does not believe the home will appraise with the extra sellers assist amount added on.
2. They do not want to pay the transfer tax on the sellers assist money. Even though it is not much, (2% of the sellers assist.) If this is the case, you could offer to pay the additional transfer tax on your sellers assist.

Thank you for answering my question. I bidded on two homes, one that was listed at 142,500.00 and I offer 142,500.00 with 3000 in assist. It was not accepted, so I went back and offer 147500.00 and it was not accepted. The comps in the area sold for 155,000. I could not understand.
Then I put an offer on a home that was 148,500.00 and offer at 148,500.00 with 3000.00 assist but turned down again. This whole house thing is not a good experience. My realtor set me up with
some one from wells fargo and she acts as she do not know anything. I ask questions here and then I tell her and then she be like oh ok
In the deals that I have closed involving seller's assist, the buyer paid the additional transfer tax - and commission is *not* paid on the seller's assist....the seller is paying the transfer tax and commission on the net price ONLY.
It could be that the other agent is not explaining it right, or it could be that the sellers are afraid of the house not appraising.
By full price, do you mean the "full price" is INCLUDING the seller assist? Or is the full price the net sale price?
For argument's sake, if the asking price is 100,000, and seller assist is 6%, what is your offer?
Is the contract sale price for $106,000 .... or is it for $100,000, which would give the seller a net of $94,000? (these are not the actual figures, just trying to keep it simple...)
If it's for the latter, it's not really a "full price" offer. Full price in the seller's mind would be the list price with seller assist tacked on top.
Just recently had this issue with an offer I made. Owners do not want to accept it. Typically this is because they are afraid of appraisal issues or dont want to pay extra transfer tax or realtor commissions since the sales price is inflated.
What did your realtor say the property is truely worth and what is your offer?

Seller's assist needs to be negotiated like any other part of the contract has to be. Your buyers agent should be able to tell you what the comparables sold for minus any seller's assist showing what seller's net of comparable properties were. Sellers need to net a certain amount and that can affect you offer and negotiating. Of course appraisals are always a consideration. There are ways to negotiate and things that can be done to get a contract executed. You need an expert negotiator it is an art. If we can help feel free to call us.

If you needed seller assist and your mortgage program allows for it, your Realtor should have put it into the Agreement of Sale however, the seller does not have to agree to give it to you.
If you need the assist and the seller will not give it to you and your Realtor can't negotiate it for you, perhaps you need to find another home.
Keep in mind, that if you increase the price of the home to include your seller assist, the home then needs to appraise for the higher amount and then there is a chance that the home will not appraise. That could be the reason the sellers will not give you seller assist.
We do not have all of the facts. If you can provide more details, we can perhaps give more advice.

It is possible that Sellers are afraid that their houses woun't be appraised for that ammount. Plus they will have to pay extra for transfer taxes.
You're not really giving alot of information here. Are you putting in offers on bank owned or short sale properties? Alot of banks won't negotiate any concessions or repairs. If not maybe you should start your offer lower and when it's countered work your way up to the full price or higher offer with a seller's concession.
