Hi Don,

The short answer is YES they can probably buy. The long answer is it depends. It depends on the credit score and history as well as the the stability of income. Credit wise they will both need a minimum 600 mid-FICO score (that is the middle score out of the three credit agency). Second the would be the stability of income. With SSI disbility income we need to prove that he will be getting it for the next 3 years. this is usually accomplished with a letter from the doctor stateing the buyer is permanently disabled. you will also neded the most recent Award letter. fpor her we need a 2 year work history combined with the most recent paystubs and last 2 years w-2.

I am a lender here in Phoenix specializing in FHA, VA and USDA loans. give me a call or send me an email.

Most probably! It will depend on the amount of income he is receiving, his credit, his available amount for down payment (which can be $0 in some cases) and some other criteria.

Send me and email or give me a call and I will help you find out what is needed to get him qualified.
