my son has plumbing problems with a warranty on home but does not cover what can he do?

he has had this home for 2 weeks they say the plumbing is only covered if it runs to the septic tank. this part of the plumbing runs from the tub and from the washer to a pipe outside underground then runs into a creek. their the insurance peoples plumber came out and he said it is stopped up or there are roots growing in the pipe. my son had no way of knowing this till he took a shower and ran the washer when he first moved in

Hi,

Did your son review and sign a sellers’ disclosure prior to purchasing?
Did your son hire a private inspector?

Review the paperwork from the above if available.

Check with the town about proper permitting and building codes as it applies to the plumbing and septic. Once you gather all of the data, approach the Realtor who represented your son in the sale and discuss your options. Additionally, your son may want to get an attorney opinion on the matter.

I would want to know how sewer water is going into a creek instead of a septic tank. In our area this would be a building code violation. If you bought the home AS IS your going to be out of luck as the seller does not warrant anything.

He should have had a property inspection prior to purchasing which would have found this. Where as i would assume he didnt (if he did he needs to go back on teh inspector) if he didnt he needs to review the sellers property information report. if the previous seller did not disclose this he can go back on the seller and/or the listing agent. He should check with an attorney to see what his rights and repurcussions are. goo dluck with working it out

Your son needs to review the property condition disclosure that the sellers filled out and both parties signed off on to see if there was any mention of this problem. If there is mention of the problem, his next option is to contact his agent and review the paperwork as well as contact an attorney since he may have a legal remedy to pursue. Best of luck,,
