my name is adrienne and my credit score is a 526 and i was wanting to buy a house in memphis or surrounding areas

Adrienne, those answers are all right on. There is one other possibility - starting with a professional realtor, see if they know of a seller that would able to "lease purchase" or even "rent to own". You didn't mention if you have any down payment or deposit money, but that will be needed too.

The minimum score to qualify for an FHA loan is 620 there are other loans that will approve with a score of 580 however they will require a higher down payment and have higher interest rates. I would strongly suggest taking steps to increase your score before having a lender pull your credit report. At this time I do not know any lender who can work with this credit score. At this time, you need at least a 620. Do what you can to improve your credit. You'll need to sit down with your credit report to evaluate what you can do like making sure you've never made a late payment or paying off some collections. Contacting a credit repair company could be of benefit if you have some false claims on your report.

Do what you can today and in time you'll have your score up. In the meantime, start saving for a down payment $3,000-$4000 for a $100,000 home will make the home buying process much easier and less straining. Try to save at least $100 a month in a separate savings account. This will be a great start in the right direction.

You should contact a real estate professional and let them get you in touch with a lender. There are many programs and loans out there so they would be able to find a loan that will help you. They would be able to guide you on your next step on home purchasing.
