well, i myself have like...hooorible credit..super bad credit, and only a part time job. my husband just got a job. he makes about 1200 a month. but most places want proof of a job for a long period of employment..he just started last month. He and I would be living with her, to help out with expenses such as utilites and food..and her ssi would go to rent...we have her inheritance for a deposit on something...if we can find someone who can work with it and our horrible credit. she will be inheriting around 30-40k. so that could make for a decent deposit on something, and her ssi would be the monthly payments. while my husband and i paid everything else that she needed. I am willing to relocate anywhere from san clemente-chino or diamond bar

If she's only making $850/mo I think she could buy a property, but the price would have to be under $60-65,000 in order for her payments to be low enough. Can you co-borrow with her?
There ARE homes out there for $65K, honestly I'm not familiar with what kind of condition they're in, but you're going to have to head EAST with her, Hemet, Redlands, Riverside county etc.

I came out with a blog today, http://blog.lake-forest-homes-for-sale.com, that showed the lowest priced home in Lake Forest iisted in the last 5 days is $114,900. Doing quick math I believe your Mom can afford around $300 a month or a $50,000 home. I think you might want to consider another alternative to buying a home. Unless someone wants to actually share the cost with her.
