my husband has a credit score of 623 we will have a bankruptcy that will be finalized for 2 years in november

Many outlying areas of the Kansas City Metro do qualify for USDA loans, as others have mentioned. This currently includes not only Gardner, but De Soto, Spring Hill and parts of Stilwell in Johnson County Kansas.

There is another 100% financing option in the Kansas City metro that would allow you to purchase a home in any of the local suburbs. When I last checked, about 46% of all homes in Johnson County qualified for this program, leaving you a huge selection of homes from which to choose.

USDA Rural development loans are an option in your area. These loans will allow for 100% financing but, you will need to qualify for the program.

You should be able to qualify for a FHA loan however, you will need 3.5% down.

I suggest you contact a local mortgage broker/lender for more info on loan programs for your area.

Yes you can get approved with a 600! You probably don't need to get your scores up anymore. There are a few Lenders that can do a 600 mid score home loan. They just aren't always easy to find and some try to over charge you on the rate and fee's. I have had a lot of my clients with 580-600 scores approved for a home loan with The Lenders Network, not bad rates either.

There are a couple lenders I know that will do USDA loans with a 620 credit score. If you want me to have them call you I will - just email me your phone number.

Shop around for a mortgage broker, they have access to many banks and private lenders and many different programs. Choose one that can answer all your questions on your first meeting and give at least two financial options.
