community) does anyone have any input on the community profile?
Hi Kim
I've helped two people buy in that community. It's actually growing at a fairly rapid pace considering other communities in the area.
My only warning is that the amenities are not complete and are supposed to be competed by summer of 2010. I heard they are ahead of schedule on that which is good. May not be a big concern, however because builders have pulled out of other communities, you just hope they will get done.
If you haven't signed anything there yet, it's probably worth it to you to bring a buyers agent with you so you are aware of various issues and can help make the transaction run more smoothly on your behalf. Hoped that helped.
Hey Kim,
Sounds like you are in the process of buying this new home, that is very exciting for you and your husband and congrats! Centex is certainly a major player in the new home market here in the Charlotte area and generally builds a good product. Are you all buying a home that is already built or are you going through the process of building yourselves? Either way I would have to agree with Sara in that having a buyer's agent is a very good idea as someone with knowledge of real estate transactions can only be a good assett for you and also as Sara mentioned it is no cost to you which is always a good thing! Is this your first home? If so then absolutely remember that you are able to take advantage of the first time homebuyer tax credit of $8000 which will certainly be helpful as you start to have to buy furniture or other odds and ends around the new house and you can put in an amendment to your previous years taxes and receive the check in a short amount of time. If I can be of any help at all please feel free to contact me at any time as I am happy to help you and your husband with the process of purchasing your new home.
Thanks so much and good luck!

Are you already under contract with Centex? If not, I suggest that you get a Buyer's Agent to help you. They can add clout to your negotiations and, if you are building not buying a spec home, clout to the building process. They can advise you in many ways. GOOD NEWS: having a Buyer's Agent to represent you doesn't cost you anything. The builder's agreement with the Realtor Assoc. is that they will pay a Buyer's Agent commission without raising the price on the new home.
Go on my website at http://www.RichProperties.net and check out the information under the "Buyer/Seller/Owner" button under the Buyer's part about having a Buyer's Agent. Also under the "Documents" button you will find a document called "Working with Agents" that will explain how agents work with buyers in North Carolina. This information will help you make an informed decision.
Let me know how I can be of service to you.
Have a blessed day!
