me and my wife were pre-approved with a lender for 175,000. we found a home for 159,000. with both of us

being disabled veterans with prior military service, we are doing a VA loan. the lender said that he has to get an appraisal for the home ( which is new by the way ) and do title paper work and wait for the final approval from th VA underwriter. we both have over 600 credit scores and we both have worked for the federal government for three years. do we have a good chance in being successful in owning our first home? my e-mail is los61676@yahoo.com

You aree right on target by getting preapproved and knowing what you can afford. Most lenders require that the appraisal be done to make sure that you and they are covering because a seller can "ask" any price but if the market is selling in a different value then you will want to know that. If you are already working with an agent we generally make sure that you understand the process every step of the way. There is really nothing to fear as this is the process for most mortgages today and though it may seem that they ask you for so much information it will be well worth it the first night you are in your new home.

Right now most lenders are requiring a 620 score but there are several lenders still doing under the 620 remember that VA or FHA doesn't require the Credit score it is the individual lender. The government backed loans are still insured by FHA or VA. But if they have you approved you should be OK if you would give me a call and let me know the lender I will be glad to discuss your total cost also you should qualify for USAA which is a Military based lending and insurance company
