looking to buy retirement mountain home colorado

dh & i are looking for a mountain in colorado for no more than 400,000$ to retire. it should be fairly close to good sized city for med. care/hosp. have looked @ manitou springs/crystal park sub. any other advice on places to check out would be greatly appreciated. the $$ in crystal park seems reasonable-esp. when compared to aspen

Hi there Jo,
Manitou Springs is a very beautiful area, but you should also consider looking at Woodland Park, Cripple Creek and Vail. Vail is a beautiful area, the homes there are probably a little more expensive than in other areas but the views and the mountains are breathtaking. You can also find houses in Colorado Springs, that are located in the mountains, with awesome views and close to the city.

I'm originally from Dallas, and I've lived in CO. I'm still a licensed broker there and own real estate CO. First, CO is great! You'll definitely love the lack of humidity. Next, I lived in the Springs and it is a great city nestled right up against the foothills. All of CO is great and prices will flucuate greatly across the Rockies, thus you might consider a 'tour' so to speak. Line up agents in towns across the front range such as Fort Collins, Greeley, Loveland, Longmont, Denver-Aurura Metro,Castle Rock, Col Spgs, Pueblo, even maybe Trinidad. Agents in each town will be able to direct you to the close smaller local towns in the mountains. I would encourage you not to just look at price but weather too. Col Spgs had just the right amount of snow for me being a Texan. I still like my sandals if you know what I mean and I am an avid gardener. I point this out because spring and summer can be really short in some cities in CO for us Texans. But, ultimately wherever you decide I'm sure you'll love it.

Congratulations on your decision to move to the mountains. There are many beautiful places to choose from.
It's a common phenomenon people in the market for a home seem to develop an acute awareness of "For Sale" signs. Suddenly, signs are everywhere. You even notice them in neighborhoods you aren't particularly interested in.
If you've moved into this phase of home shopping, you may be shopping the internet then calling or emailing the listing agent for more information. At this point you should be aware you're talking with the seller's representative, who has the seller's best interests in mind, not yours.
To have your interests represented, you need your own agent. If I represent you, I can provide information about a home that the seller's agent can't. For example, you might want to know how much equity the seller has in the home or why they're selling.

I would highly recommend the mountain areas in Boulder and Larimer Counties - Nederland and Livermore offer breathtaking views and affordability, as well as a close proximity to hospitals. The new Medical Center of the Rockies in Loveland is centrally located and offers extremely good care

Jo,

There are countless places for you to retire in the Front Range. Some questions for you that will help dictate the seach areas. 1) Elevation is a major consideration for health reasons, 2) acres/lot size 3) animals/horses? 4) Water 5) Sq feet and style of home (stairs) 6) types of roads and arteries nearby and access (winter conditions)

Some areas of interest: Woodland Park, Conifer, Evergreen, Rollinsville, Red Feather Lakes/Crystal Lakes, Bellvue, and Rist Canyon. Gilpin, Boulder and Larimer, Clear Creek, and Park counties are all good options all within a small commute to major city. The western slope is a whole different animal.

Hi Jo :o)

The Colorado Springs and Pikes Peak Region is a GREAT place to retire with one of the best economic situations in the country...even in these challenging times. Our real estate market has remained stronger than most areas in the U.S. thanks in great part to the heavy military presence we have here with Peterson AFB, Fort Carson, Schreiver AFB, the U.S. Air Force Academy and NORAD.

Some other areas you may want to look at are the Cedar Heights just north of Manitou Springs and West of the Garden of the Gods area and Woodland Park. Woodland park has a new medical center and is true mountain living with a fairly small but convenient community and a choice of homes running from the low $100,000's to over $1 and $2 Million. Enough choice to suit almost any taste.

You may also want to possibly look in the Black Forest, Monument and Palmer Lake areas, though these are anywhere from 15 to 30 minutes regular drive from the nearest major medical center, Penrose St. Francis near the Powers and Woodmen intersection

Woodland Park is a great place to find a mountain home. A nice new hospital just went up, with state-of-the art care.
