looking to buy house in grand prairie under $150k, fyi in 2010 I have short-sale my house in California because job relocation to Texas, how long do i need to wait to buy a house and how much down to get approval from the lender,thanks

I'm sure by now you have probably found a property that works for you. However, if not feel free to contact me. I have helped many relocations from California who have previously suffered from short sales. Alot will depend on dates, current regulations etc. Only going off of the information provided I know you can get a loan if you're willing to pay 20% if you're looking to go FHA there are some other factors that will come into play. I'm selling one that's in Grand Prairie, but Arlington ISD. Address is 4543 Buckingham Dr, 75052. There's a mini open house tomorrow (Tuesday 4/2) from 8am-11am, but you can set up a different showing by replying to the Craigslist ad.

I also have one in Arlington but 76012, 2003 Arborcrest Dr. There's a mini open house there as well tomorrow 4/2 from 1pm-4pm (the mini open houses are happening while we get inspections). I grew up in that area so I think it's nice, but take a look and decide for yourself.

Both of these have an asking price of $129,900, which is quite reasonable in those areas. If you're willing to fix these up yourself, you get a great deal.

I'm not a broker or agent, but I am a real estate investor in Tarrant County. Get a realtor who knows the area, has experience, answers your calls, and shows up on time with a good attitude. It's not so hard to find, but just basic requirements, and they should be able to guide you on the lending rules / requirements.

Feel free to call me after you get pre qualified and pre approved by a mortrgage officer who will be able to answer your questions about your finances.. Down payment usually are 3.5% FHA, and 10% for conventional loans but that's something that depends on your credit history, etc
