Hi Walt,

You may be able to get the best deal by buying a Bank owned property. You will need a Realtor at your side to capture the very best deals, though because if you think you can have an advantage by contacting the listing agent directly, you may be sadly mistaken. An active Realtor will show her client the property the first day it is on the market and submit the offer the same day. Many asset managers will accept that offer because they relied on a possibly defective apppraisal. Some banks will require at least 7 days MLS exposure so you will not get as good of a deal on those.

So find a Realtor and stay loyal to her so she'll work for your best interests.

Begin by interviewing in person a few local agents from different realty companies, then choose the one you like best; choose your agent with care; in order for any offers to be seriously considered do have a bank letter stating proof of funds handy....

Walt you may be better helped working with a buyer agent in your area who can search out the great deals as well as get acces sto new listing as soon as they come on the market. you can usually do so at no cost to you, they get paid their commission from the fee advertsised in MLS by the listing agent and paid at closing.
This way they can get the information for you and you will have someone assisting you through each step of the buying process.
