Your agent can search and find you the area and size home you wish although you have not mentioned the price range you are qualified for. An owner that offers his home for sale with owner finanacing will still require a substantial downpayment and a baloon that will mature possibly 2-5 years after the initial loan. You would be better served to work with a Naples area Real Estate expert working in the area you desire, that can help you to qualify with a bank or loan officer and obtain more options for a purchase. You can look at options for sale in your target area at my website http://www.agent4naples.com to see the price ranges for the homes you may like. Owner financed deals usually are offered because the owner is asking a price that cannot be financed conventially and you will have the exposure of potentially losing your earnest money if you do not satisfy the baloon or default otherwise. What do you have to lose by talking to an area expert, when your REALTOR is an asset that is typically paid for by the seller.

This is a difficult scenario. There are very few owner finance or rent to own anywhere in Naples. Most owners prefer to sell and walk away. These options, when available, are typically used when a property does not sell and are used as buyers incentives.

In most cases an owner finance will only finance a certain percentage, have you received a pre-qualification from a mortgage broker or your bank? You will of course need to know how much money you have available for this purchase. There are many unanswered questions here, what is your budget, do you have a time line, will you want a condo, town house or single family home.

You've pretty much gotten the basic responses below, but with a budget maybe I can get closer to the market for you and if you are willing to widen you geographic parameters. Need budget for both lease and purchase with owner finanacing. The million+ market is quite active this year with about a doubling of sales and that range over last year. Lease to own in 34102 is not common but may be possible by approaching owners who have had a longer time on market.
