i am looking for houses in coppell and realtor says its a sellers market. Is that true. I heard elsewhere that sales for homes is down in coppell.. Also what months are best months to buy - when there is good inventory?
Lastly how to determine offer. Realtor says CMAs of homes sold last year will be lesser than this year due to 2-3% price increase. I thought there was (albeit small) price drop in the coppell area.... Is coppell really that hot.
THis is my first purchase and i wanted to get second opinions.

Coppell residents and the community at large have invested a lot in promoting their school system and their style of life. They've been very successful at making it a desirable place to live.
Coppell is also pretty much built out, so there won't be a lot of new construction.
If you do not know the community, you may want to spend some time there walking around the grocery or strolling through shops. You can also go to the City of Coppell website and check out such things the code of ordinances and the city's comprehensive plan. (I used to work in city government elsewhere, so these things are very revealing to me about a community.)
Coppell has strived to create and to maintain a certain lifestyle, and that is a draw for some people and a put off for others.
Coppell is just like any other good neighborhood in the metroplex. If the house is priced right and the condition is right, it will sell fast. The more expensive the home, the longer usually it takes to sell.
There are 139 homes on the market in Coppell right now. There will be more coming on the market as the school year end approaches. As you may know, one of the desirability for Coppell is its school district. As far as a price increase since last year, yes there has been one in most areas around DFW, but the CMA should only be for the past 4-6 months.
It is VERY important for you as a homebuyer to trust your realtor. If you don't feel comfortable or believe you are being mislead, I suggest that you look for someone else to represent you.

Coppell is well known that if you "stick a for sale" out in the yard the homes based on list price are normally on the market for approx. 30 -45 days. During the off season Nov - March homes were still selling very quickly
Coppell is well known for their public schools, during the months April - July are busy months for sellers and Coppell real estate agents, family are wanting to move here prior to school starting
Coppell is a great family community for ONLY a few communities where you will see children riding bikes, outside playing
As a Coppell home owner I have seen the property value increase over the past 6 years, we are a community that takes allot of homeownership pride

Try to convert the CMA sold price from US Dollars to, say, Euro Dollars, or Japanese Yen, and you will see many of your questions answered.
Prices with respect to major foreign currency is down, but with respect to US Dollars it should be up, why? US Dollar depreciated, yet huge inflation... That is to say, if you going to build the same house, it could cost you MORE later than now. That's why many builders decided not to buy since many existing home costs LESS than newly built ones. Inflation just killing everyone.

That is to say for the same price you buy, you pay less every month!!!
Also, do NOT believe what realtors said on the "market" since most realtors are talking about general market, e.g. the whole town, but, say, you may like particular area of your town that price went up. e.g. I wanted to buy condo at Edison Hollow South http://raspberryct.blogspot.com/ but it was SOLD OUT! I was so stupid to sell mine at $165k 2 years ago, and now selling $196k ... I want to get it back but could not.
So, you want to compare the CMA's for those houses in the particular community or area that you want to buy, forget about other area, even in the same town.
