The Desert Hills/New River area is perfect for you. Dominated by horse properties with many adjacent to the Tonto National Forest or state own land. You can ride right out of your back yard in many places. Rural with gorgeous mountain views and cooler temperatures, yet you have the convienience of being near I-17 for access to Phoenix or the North Country and close proximity to shopping, dining and entertainment.

I have worked the Desert Hills/New River area for years and can help you avoid many of the common problems like incorrect surveys, restricted ingress/egress and flood plain issues that often plaque rural areas.

Pinnacle peak and dynamite run parallel through the north valley.

Here's a link to what I did find. It's going to be hard finding that much land in that price range because the market has a lot less inventory and pricing has gone up.

As long as they are not far out like Salome, etc. I had been through there and it wasn't anything like we have in mind.
I am very familiar with Phoenix as I used to live in Moon Valley in the 80s, visit there every year since.
I am not familiar with the names and areas they have added and locations as they are always adding fancy names to all different areas, I have a hard time locating some of them
What do they call the areas like Dynamite and Pinnacle Peak Road and surrounding areas, also near New River and such?

There are some great horse properties with larger lots in the SouthEast valley - Gilbert, Chandler.

I am in Wyoming on our ranch at the moment til we list it in spring and sell it. Will only talk via email davyamo@yahoo.com as I had a problem giving my number to a realtor who pested me alot.
