Something to be aware of:
As you search for homes to purchase, you may find that two homes in the same community-maybe a block away from one-another, will not both qualify for Rural Housing money. (I speak from experience)
The best approach, is to tour several homes that meet your basic living requirements (bedrooms, baths, garage, fenced yard, etc.) and narrow-down your selection to 2-3 houses you would enjoy living in. Then, a lender who specializes in the Rural Housing loans will access the network to see if that home qualifies, based on it's location.
The boundaries for Rural Housing money don't follow County or City lines. There's no clear rhyme or reason as to their delineatoin, so just understand this before you begin your search, and you'll have a better idea of what to expect.
