Interestingly enough we are getting more and more requests for these types of transactions and we have lined up investors that will buy the homes, make them move in ready condition and offer them with owner financing or lease options but there are several conditions:
Buyers typically have to have good explanation for why they are unable to finance under normal conditions, IE what were the circumstances that tarnished their credit initially
Buyers must have down payment
Buyers must have good rental/personal references.

Hey Kristal, I'm a lender, not a Realtor. Just an FYI, I can go as low as 580 credit score allowing most collections to stay open. Requires 5% down. Rates stil in the low 4's making an 80k loan about $500 a month! You should at least let me coach you for free and see if you qualify to buy. Worse thing that can happen is that you have to wait but at least you'll know what to do to buy down the road.

Just about any real estate agent can search for properties that may offer owner financing and/or a lease/purchase option. But like Michael said below, you've narrow down the possibilities rather severely!

Interview a couple of agents and find one that has a good base of knowledge in the area(s) you are interested in, then let them go to work to try and find an owner financing or lease/purchase opportunity!
