Metuchen is a great little town, however you might want to also consider other towns as well. Metuchen is pricey. If your driving to New Brunswick to work it can take some time to get thru traffic. I do have a property listed in Metuchen though if your interested in an excellent condition 2 family updated new furnances, new central air, new wiring, newer kitchens and baths. 3 bedrooms each unit with a 2 car attached garage and basement storage. also free shuttle to train or town right at the corner of the street.

Do you need to be close to the Metuchen Train Station?

You can buy the townhouses at Jefferson Park at this price range. They are typically 900 sf 2br/1ba condos with a basement (some are finished). Every now and then a 3br/1ba model may come up for about $275k or so. The advantages to Jefferson Park are: 1) convenient location - 15 min. walk to Downtown Metctuchen and train and 2) cheaper alternative to the cape cods that are selling for about $100k more. The downsides are: 1) these townhouses were built as temporary housing in the '50(?). Some of them do not have fire-walls in the roof between each unit. You will need to add the fire-wall(s) to reduce the danger of fire from your neighbors. 2) The monthly maintenance charge is quite high (probably due to the older buildings) but you don't get any amenities - no pool, tennis courts, or club house as in newer condo developments.
Another option is the 1/2 duplexes that you see near the train station and some on Amboy Ave. Their size is about comparable to 2br/1ba units in Jefferson Park but you get a yard and you don't need to pay monthly maintenance fees. As long as you can get along with your duplex neighbor on maintenance issues, this may be a better value than Jefferson Park.
Lastly, there are 2br units in Essex Mews on Rt. 27 near Bridge St. These are newer units and may have larger closets. The only downside is that the units are within a stone's throw of the train tracks and may be quite noisy.
For about the same price, you will get more house in South Edison which is closer to New Brunswick. You can probably get a modest house for that price.

As a Metuchen agent I would be happy to provide you with the information you are looking for however, I have a few questions that would help me find the most appropriate property for you. How many bedrooms/baths do you require? By townhouse do you mean a multi-level condominium (which has association fees) or are you looking for ownership of both the house and the land (for example 1/2 duplex)? Since Metuchen is only 3 sq miles most homes are located close to shopping, schools and the train station. Can you be more specific regarding "good location"? Do you drive to New Brunswick or do you intend to take NJ Transit?
