Dear Jill: Most of my investor-clients prefer to purchase for much less than $200,000 and there are good properties available today for your purpose for under $100,000. You want the lowest price combined with the highest and most reliable rent. You also want the best potential for appreciation over time and you want to consider the quality of the Association management, their balance sheet and their need for special assessments. My company manages approximately 100 long-term rental properties on HIlton Head Island and is also a Buyer's Agency. I am very familiar with what investors want, the best income-debt ratios and everything with a "strong rental history", which was your question. You are in the right place at the right time. This is certainly the right time to buy real estate, when prices are low and there is a nice selection of inventory available. There are many factors to consider when making an investment purchase and you want to have all the facts. Be sure you use the services of a Buyer's Agent, one who will represent your best interest and meet your specific needs.
